Welcome to the River Oaks apartment. It has been fully renovated in 2024 for your enjoyment and comfort during your stay. This is a furnished unit, available for rent for a 30-day minimum period. This unit is an apartment, separate from the main house but attached to the main house with a brick wall in between, with its own entry. The owner lives onsite. Enter the stylish unit at the patio entrance, through a pair of french doors. The high-ceiling living area features oak furniture, a large, comfy couch, with a dining table and chairs for two; a secretary desk that\'s the right size for your laptop, and your own password-protected router for security. Optional by request are a monitor, keyboard, mouse, applicable cords, a printer with paper, and other standard office supplies. The mattress is a Zinus, the highest-rated airbnb mattress. Sheets are 100% cotton, with a variety of quilts, blankets, and throws provided, as well as a variety of pillows so you can choose your favorites for a comfortable sleep. There is central air and heat, and the unit also has its own AC unit and a portable heater so you can control the cooling and heat. There is also a ceiling fan. The 52\" smart tv comes with an hdmi cable for guests to stream their favorite entertainment, and can be viewed from either the sofa or the bed. (There is no cable tv.) Large windows bring a lot of natural daylight in. Want dark? 100% room-darkening curtains are provided at the front windows and the french doors so we've doubled up the curtains with roller shades at the front windows, and aluminum blinds at the french doors. The closet has a full-size ironing board and iron, and also a fabric steamer. The kitchenette is fully furnished by a cook with plenty of dishes, pans, cookware, utensils, towels, spices, and baking amenities, as well as a microwave, electric cooktop, air fryer, and an apartment-size refrigerator, with a Britta water filter pitcher. Also included is a Cuisinart coffee maker, high-quality organic coffee, bleach-free coffee filters, and an electric kettle with tea bags. An Instapot pressure-cooker makes cooking soups and stews fast and easy with one touch of a button. Trash bags, cooking oil, spices, are all included. Starter supplies like paper towels, dishwashing soap, and sandwich bags will get you through your first 1-2 weeks. There is a large variety of storage containers.The sink has a built-in drainboard for ease of meal prep and cleanup. The kitchenette includes a washer/dryer, and laundry products. The bathroom is a comfortable space with lots of thick, fluffy towels. Note the shower is 3\' x 3\'. It has a shower head that can be adjusted to different spray patterns. There is plenty of storage for your toiletries on the shelves and in the cabinets. A hair dryer is provided, as well as a starter kit of toothbrush, toothpaste, floss, makeup remover wipes, soap, shampoo, conditioner, razor, loofah, q-tips, a sewing repair kit, and toilet paper. (Note this is not a 1-bedroom, it\'s a studio apartment but there is no category for studio apt) Unscented products are used when possible in the space for those with allergies. There is patio space outside the french doors, with a fountain on the patio. This is a non-smoking property, however, smokers and vapers can smoke/vape on the patio. Those with a WalMart+ membership can order online and have groceries delivered and placed in the refrigerator/put away for no extra charge by vetted employees. Instacart and Uber Eats are also available for grocery delivery. Fill the refrigerator before you get to Fort Worth! There are numerous restaurants that will deliver meals through Doordash and Uber Eats, most within 20 minutes. When you arrive, you'll find some frozen foods in the freezer, drinks in the refrigerator, and snacks to get your started. One dog is allowed, 40# and under, with a refundable pet deposit of $300, and a month pet rent of $25. The yard is fenced. Please pick up poo as soon as it hits the ground. Just ask if you want anything specific delivered to this unit prior to arrival. The apartment sleeps 2 in the queen bed and is not child-proof. We also have a unit that is 1-bedroom 1-bathroom, with its own entrance, a microwave and dorm-size refrigerator (no kitchen). The main patio is adjacent to the River Oaks apartment which has its own patio area, with plants to provide privacy for both units. The owner lives on site and has 2 trained dogs, which have their own dog yard which is on the other side of the main house. If you like dogs but didn't bring yours, you can borrow one. The neighborhood is safe and quiet, and is good for walking day or night. The neighbors know each other and look out for each other. Parking is available off or on street. Traffic is light. The entrance to the River Oaks apartment is behind a gate in a fenced yard. Kayaks are available for guests to use. The owner has traveled a lot for work and pleasure, so understands that travelers want a clean, comfortable, quiet place to come to at the end of the day, furnished with all the items to be found in a hotel room and more.
